Lawn and turf

Treatment, irrigation function, and watering-day compliance. Scope depends on what your HOA already covers, which is why it differs by community.

Pool and spa

Weekly service with equipment monitoring, safety-gate checks, and a photo record of every visit.

Water softener and heater

Salt delivered and filled, settings verified, brine tank checked for bridging. That last one is the quiet failure almost nobody catches at home.

Home Health Check

A recurring walkthrough of the systems that fail expensively, with a short written report and photos of anything worth watching.

How it starts

We learn the house once.

About two hours, in person, with your dedicated home concierge. Bring whoever else has a say. Filter sizes, equipment brands, where the main water shutoff is, which rooms nobody enters, the items that do not get moved, and the vendors you already trust and want to keep.

You get your first Home Health Report the same day. There is a one-time setup fee, set at the walkthrough based on what the house needs to start. Everything after that is one monthly charge, and you stop being the one who explains things.

Who works on your property

No provider sets foot on your property without current general liability insurance on file with us, with OtivaHome named on the policy. We verify it before the first visit and we track the expiration, because a certificate that lapsed in March is the same as no certificate at all.

What a house needs
